SERVICE CHARGE PROPOSAL

Roundshaw Homes is currently reviewing service costs and service charges across our estate areas.
Service charges cover the costs of caretaking, bulk rubbish removal, gardening on the communal areas and other estate based services.

One of our main findings in this review is the difference in service charges between one area of the estate and another despite receiving the same basic range of services. All of the old or transferred stock, the newer blocks of general needs, shared ownership and leasehold properties all pay service charges. Most of the new build properties pay no service charges. Effectively all of these services have been provided ‘free’ to residents on the new build areas.

Roundshaw Homes would like to address this imbalance by asking new build residents to pay service charges to ensure that the current level of estate management can be maintained and developed.

The proposed weekly service charge for your property is as follows: Estate Services

Caretaking
£*.**
Bulk refuse removal
£*.**
Grounds maintenance
£*.**
Tree works
£*.**
Playground inspections
£*.**
Vehicle management
£*.**
Pest control
£*.**
Landlord’s electricity/lighting
£*.**
Administration fee
£*.**
Total £*.**

This compares to your current weekly service charge of £*.**
